What Goes Into Designing and Building a Luxury Home in Kelowna

The step by step process of designing and building your luxury home

Building your luxury home in the Okanagan can definitely become a reality but before you get the keys, there is plenty of designing, planning, and construction that first needs to be completed. Here is an overview of what goes into designing and building your custom home.

 

The First Meeting and Site Visit

In your first meeting with Wine Country Homes, you’ll meet at the showhome to discuss layout, finishes, and your overall vision for your home with business owners Pat and Colleen Hayko. This is an opportunity to get to know one another and get a general idea of the home construction process. Pat will also visit the land you purchased (or are thinking of purchasing) with you, and ensure your home design will work with the layout of the site.

 

Initial Design and Budget

Now that your home building plans have been discussed and the land has been chosen, you’ll meet with designer Lee Mullins. Lee further hones in on your future home’s layout and puts your ideas on paper in an initial sketch. The budget will also be discussed at this stage.

 

Refined Home Design

It’s time to get into the details that truly make a house a home. You’ll discuss your needs (like a triple car garage, a space for a gym or home theatre, additional bedrooms, etc.) as well as your preferences. You’ll choose your finishes and major components, such as cabinetry and flooring You’ll also determine the overall style and design of the interior and exterior.

 

Building Begins

Once your design and budget is finalized, it’s time to start building! At Wine Country Homes, we only build two to three houses per year so we can focus on you and your home. We also use our trusted subcontractors that have been with us for years.

 

Construction Continues

You’re an integral part of the home building process, so you’ll be visiting the site as frequently as you want, and will be in communication with owner Pat Hayko. There will be ongoing quality control checks throughout the 8+ month process of building your luxury home.

 

Your Dream Home

Your dream home is now complete! One week prior to possession, a punch list is created. This is where any final touches are noted and completed. By the time this process occurs, however, you can rest assured that there will be very little that needs to be done, since the frequent quality control checks are designed to keep everything on track.

 

Once your home build is complete, you will get a walkthrough of the major systems and how they work - things like heating, cooling, and lighting. But don’t worry if your excitement steals your attention during this part because we also provide a personalized maintenance manual for future reference. After the walkthrough, you’ll be handed the keys and your brand-new luxury home will be yours to enjoy!
